How casement and awning windows work
A casement window is hinged on one side and opens outward with a crank. When it closes, the sash presses against a compression gasket and locks at one or more points. That seal is why casements are usually the tightest-sealing operable window in the same frame. The sash opens fully, so the entire opening can ventilate, and an open sash can catch a breeze and funnel it inside.
An awning window is hinged at the top and cranks outward from the bottom. It works like a casement turned sideways and can stay open in light rain. Awnings are common in bathrooms, above a counter, or stacked under a picture window. National guides list casements at $400 to $1,200 (Fixr) and awnings at $300 to $800 (Fixr).
Wind and the Washoe Zephyr
The Zephyr is a gusty summer afternoon and evening wind from the west and southwest. A casement under heavy gusts pushes into its frame rather than away from it, so the seal gets tighter. An open sash is another story: it is a sail. Choose sturdy hardware, and use a restrictor or a limited opening on windows facing the prevailing wind.
Where casements fall short
Outward swing needs clear space outside. A casement over a walkway or deck rail is a head-bump risk, and screens sit inside. Window coverings on the inside rarely interfere, but a crank handle can. If the opening faces a path, compare sliding windows.

Frame and glass options
Frames
Casements are available in every frame material. Fiberglass is popular in mountain-style homes because the frame stays stable through Reno's 33.5°F July day-to-night swing, and dark finishes such as black or bronze are available; see fiberglass windows. Vinyl is the cost leader; see vinyl windows. Wood suits a stained or historic look; see wood windows. Dark exteriors absorb more heat in strong high-desert sun, so ask the manufacturer about finish and warranty terms for dark colors.
Glass: U-factor and SHGC
The City of Reno requires a minimum U-factor of 0.30 for replacement windows, and the label is checked at inspection. ENERGY STAR v7.0 puts Reno/Washoe in the Northern zone: U 0.22 or lower with SHGC at least 0.17, or equivalents such as U 0.25 to 0.26 with SHGC at least 0.40. Air leakage must be 0.3 cfm per square foot or less for ENERGY STAR. Egress, permits and safety glazing
Casements as bedroom egress
A casement opens fully, so it can meet a bedroom's emergency escape opening in a smaller frame than a double-hung or slider of the same net opening. IRC R310 as summarized by building departments requires a net clear opening of at least 5.7 sq ft (5 sq ft at grade), 24 inches high, 20 inches wide, and a sill no more than 44 inches above the floor. A casement's hinge and sash eat into the clear opening, so the rated net clear opening is what counts, not the frame size. Changing an egress window is outside Washoe County's same-size exemption. Permits
Unincorporated Washoe County exempts same-opening, same-size replacement that meets code. The City of Reno lists window replacement on its EZ Permit sheet, so treat a Reno job as permit-required and have the installer confirm and pull it. Sparks and Carson City rules are unconfirmed: confirm with the building department or the installer.
Safety glazing and wildfire
Hazardous-location rules apply to casements like any window: large low panes, panes near doors, tubs, showers, stairs and landings need tempered glass. In WUI areas, Washoe's guide calls for tempered glass, insulating units, glass block or a 20-minute fire-resistive rating on exterior windows.

- Choose casement where you want the tightest seal, the full opening, or a smaller egress window.
- Choose awning for bathrooms, high placement and rainy-day venting.
- Check the swing: outward swing must clear walks, decks, planters and neighbors.
- Hardware: metal cranks and multipoint locks last longer than plastic.
- Label and scope: U-factor 0.30 or better, written scope, permit plan, license number.
