Cost per window: the short answer
National guides disagree on the average, which is itself useful: the range depends on what they count. Fixr gives an average of $800 and a typical range of $450–$1,200 per window, with a full range of $300–$3,000. HomeAdvisor gives an average of $850 and a range of $300–$2,100. A 2026 This Old House survey of 1,000 homeowners found $517 per installed window and $7,183 for a typical seven-window job. Treat a single number as a midpoint, then price your own mix of types and sizes.
| Source | Average | Range |
|---|---|---|
| Fixr | $800 | Typical $450–$1,200; full $300–$3,000 |
| HomeAdvisor | $850 | $300–$2,100 |
| This Old House 2026 survey | $517 | Typical 7-window job $7,183 |
| HomeGuide (single-hung installed) | n/a | $450–$1,500 |
Cost by window type
| Window type | Fixr | HomeAdvisor |
|---|---|---|
| Single-hung | $250–$700 | $100–$400 |
| Double-hung | $300–$1,000 | $150–$650 |
| Sliding | $700–$1,500 | $150–$800 |
| Casement | $400–$1,200 | $150–$1,000 |
| Awning | $300–$800 | n/a |
| Picture | n/a | $65–$700 |
| Bay | $900–$4,500 | $910–$7,100 |
| Bow | $1,500–$8,000 | $1,500–$6,500 |
| Custom | n/a | $1,000+ |
Each type has its own page with detail: double-hung windows, sliding windows, casement windows, picture windows and bay and bow windows. Basement egress windows are priced differently: This Old House puts the average at $4,216 (range $2,718–$5,878), with excavation and well installation alone at $3,000–$7,000 and permits at $100–$500.
Cost by frame material
| Material | HomeAdvisor | Fixr | This Old House survey average |
|---|---|---|---|
| Aluminum | $75–$400 | $200–$800 | $453 |
| Vinyl | $100–$900 | $350–$800 | $472 |
| Composite | $300–$1,200 | $300–$2,500 | $513 |
| Wood | $150–$1,300 | $600–$2,000 | $544 |
| Fiberglass | $500–$1,500 | $400–$1,500 | $564 |
Vinyl is the lowest-cost option that is still energy efficient, which is why it dominates replacement jobs. Fiberglass and wood cost more up front. For lifespan context, This Old House gives vinyl 20–40 years, fiberglass 30–50+, wood 15–30 (indefinite if maintained) and aluminum 15–30. See vinyl windows, fiberglass windows, wood windows and window frame materials.
Glass package: double vs triple pane and Low-E
This Old House survey averages are $400 for single pane, $529 for double and $609 for triple, so triple costs about 15% more than double. Fixr lists double pane at $450–$2,000 and triple at $1,000–$4,000, and Low-E glass at $300–$1,100 per window. With about 122 freezing days and a 33.5°F July day-night swing, glass spec is where Reno homeowners most often decide to spend or save. See double vs triple pane windows.
Whole-house window replacement cost
| Project | Source | National range |
|---|---|---|
| 8–10 windows | HomeAdvisor | $3,200–$7,000 |
| 10–15 windows | HomeAdvisor | $4,000–$10,500 |
| 15–25 windows | HomeAdvisor | $6,000–$17,500 |
| 10–15 windows, single story | Fixr | $8,000–$12,000 |
| 15–30 windows, two story | Fixr | $12,000–$24,000 |
The gap between sources comes from window type, frame material, glass package and labor assumptions. Two-story homes cost more per window because of access and scaffolding or ladders. A bay or bow window can cost as much as several standard units. Always get itemized quotes with a per-window line so you can compare.
Retrofit (insert) vs full-frame: the labor difference
An insert (retrofit or pocket) window slides into the existing frame, leaving the trim and exterior finish alone. A full-frame replacement removes the entire window down to the rough opening, which lets the installer fix flashing and rot but disturbs the stucco or siding and interior trim.
| Item | Insert / retrofit | Full-frame |
|---|---|---|
| Window cost (This Old House) | $100–$400 | $180–$1,500 |
| Labor (HomeAdvisor) | $100–$300 per window | $150–$800 per window |
| Hourly labor (HomeAdvisor) | $40–$65 | $40–$65 |
| Best for | Sound frames, finish worth keeping | Rot, water damage, size changes, new flashing |
Fixr puts labor at $150–$300 for smaller windows and up to $800 for bay and bow units. Stucco homes add a wrinkle: opening up a stucco wall for a full-frame job means patching and color-matching. Read the full comparison in retrofit vs full-frame windows.
Extras that change a Reno quote
Permits
The City of Reno's EZ Permit sheet lists window replacement with a minimum U-factor of 0.30 and window labels at inspection, so treat a Reno job as permit-required and have the installer confirm and pull it. Unincorporated Washoe County exempts same-opening, same-size replacement that meets code. Sparks and Carson City like-for-like rules are not confirmed here: ask the building department or the installer. Changing the opening size or adding an egress window is outside the county exemption. See window replacement process.
Lead-safe work in pre-1978 homes
EPA's RRP rule covers paid work that disturbs painted surfaces in housing built before 1978, and window replacement is always covered regardless of square footage. The contractor must be certified and trained in lead-safe work practices. Expect lead-safe containment and cleanup to show up as a line item or in the labor rate. Homeowners working on their own homes are generally exempt.
Disposal, trim, stucco and glass upgrades
Ask whether haul-away of old windows and debris is included. Interior trim, exterior stucco patching and paint touch-up are often separate lines. Tempered glass in hazardous locations, wildfire-zone glazing and Low-E packages can raise the unit price. The same goes for custom shapes and sizes.
Rebates, tax credits and contract rights
- Federal credit: the 25C energy-efficient home improvement credit ended for property placed in service after Dec 31, 2025. It no longer reduces a 2026 project.
- Utility rebate: no NV Energy rebate for windows is confirmed. Do not count on one. Ask your installer for the current status in writing before relying on any rebate claim.
- Three-day cancellation: under NRS 598.230, a buyer in a door-to-door sale of $25 or more can cancel until midnight of the third business day. NRS 598.180 defines such a sale as one made away from the seller's place of business, including at the buyer's invitation, so an in-home window sale fits. The seller must tell you orally about the right to cancel.
- License check: a valid Nevada contractor license is required for most window jobs, and a contract with an unlicensed contractor is void under NRS 624.700. Verify the license and the C-8 glass and glazing classification on the Nevada State Contractors Board site.
Compare at least two itemized quotes, check the license, and keep the deposit tied to progress. For energy-focused choices, see energy-efficient windows.
