What does one replacement window cost?

National guides put a typical installed window at $450 to $1,200 (Fixr), with HomeAdvisor's average around $850. Bay and bow windows run far higher: $900 to $4,500 and $1,500 to $8,000. See window replacement cost in Reno.

What does a whole house cost?

Fixr puts 10 to 15 windows on a single-story house at $8,000 to $12,000, and 15 to 30 windows on a two-story at $12,000 to $24,000. This Old House's 2026 survey found a typical 7-window job averaged $7,183.

Is retrofit cheaper than full-frame?

Yes. HomeAdvisor puts retrofit labor at about $100 to $300 per window and full-frame at $150 to $800, before any stucco or trim repair. Compare them in retrofit vs. full-frame windows.

Are there rebates or tax credits?

The federal 25C credit ended for windows placed in service after December 31, 2025. We found no current NV Energy rebate for windows, and Nevada's federal home energy rebate programs do not list windows.

Windows and Glass

Which frame material is best for Reno?

Vinyl is the most common and least expensive. Fiberglass costs more and has the longest typical life, 30 to 50+ years. Wood suits mountain homes but needs upkeep. See window frame materials.

What U-factor should I ask for?

City of Reno requires 0.30 or better on permitted replacements. ENERGY STAR's Northern zone, which covers Reno, asks for 0.22 or lower. See energy-efficient windows.

Double or triple pane?

Double pane with low-E and argon is the standard. Triple pane averaged about 15% more per window in This Old House's survey and helps most on cold, north-facing and noisy sides. See double vs. triple pane.

My window is foggy between the panes. Do I need a new window?

Not always. A failed seal can often be fixed by replacing just the sealed glass unit; Fixr puts double-pane glass replacement at $150 to $600. See window glass replacement.

Permits and Codes

Do I need a permit?

In the City of Reno, plan on an EZ permit. Unincorporated Washoe County exempts same-size, same-opening replacement. Sparks, Carson City and Douglas County set their own rules, so confirm with the installer. See the replacement process.

What makes a bedroom window an egress window?

A net clear opening of at least 5.7 sq ft (5.0 at grade floor), at least 24 in high and 20 in wide, with the sill no more than 44 in above the floor. See egress windows.

What glass is required in wildfire areas?

Washoe County's WUI code requires tempered glass, insulating dual- or triple-glazed units, glass block or 20-minute fire-rated assemblies for windows in rated areas.

What license should a window installer have?

Nevada's C-8 glass and glazing classification covers installing and replacing windows. Look up any contractor at nscb.nv.gov; Nevada also requires the license number on every contractor's ads.

Can I cancel after signing?

For a sale made in your home, Nevada gives you until midnight of the third business day to cancel.

Does lead paint matter?

In homes built before 1978, EPA's Renovation, Repair and Painting rule always covers window replacement, so the installer must be lead-safe certified.
