Development began in 1984 and continued into the 2000s. Caughlin Cottages date to 1988 to 1994 and Caughlin Glen to the mid-1990s. The practical result is a mix: the oldest homes are now past the end of a typical vinyl or aluminum window life (vinyl 20 to 40 years, aluminum 15 to 30), while 2000s homes may only need glass or hardware.

Two fires in Caughlin's recent past

The Caughlin Fire (November 18 to 20, 2011) burned 1,935 acres and destroyed 28 structures, started by arcing power lines in wind. The Pinehaven Fire (November 17 to 20, 2020) burned 512 acres, destroyed 5 homes, heavily damaged 3 more and led to about 1,300 homes being evacuated; it too was caused by arcing power lines. Both were wind-driven.

That history is the reason to ask about glazing. Washoe County's wildland-urban interface guide requires tempered, dual or triple glazed, glass block or 20-minute fire-rated exterior glass where it applies, and alterations must keep existing fire-protection levels. Caughlin Ranch HOA dues run $60 to $160 a month and cover 26 ponds, trails and a security patrol. We have not seen the design rules, so check exterior-change requirements before ordering. The community appears to be inside the City of Reno, since the city fire department responded to Pinehaven, but a direct source has not confirmed it. If it is, the EZ Permit sheet applies: treat window replacement as permit-required, with a U-0.30 minimum and labels at inspection.
