Start with the Somersett Owners Association
Somersett is a golf community of about 3,700 homes on nearly 3,000 acres in northwest Reno. The Somersett Owners Association is the master association, with sub-associations beneath it, and dues run about $114 to $321 a month. We have not seen the governing documents, so we cannot say what each one requires for exterior changes.
- Ask your association whether window replacement needs architectural review and what colors and grids are allowed.
- Get the approval in writing before the installer orders anything.
- Give the installer the approved spec, then let them confirm the permit.

Homes from 2004 to 2015
Construction began in 2001 to 2003, most homes date from 2004 to 2015, and the median year built is 2006. A house this young seldom needs a gut job. The common issues are a few fogged units, stiff sashes and one or two oversized openings that were builder-grade. Casement windows are a frequent upgrade for kitchen and view openings because the whole sash opens, and window glass replacement can solve single-unit fogging.
Wildfire glazing after the Hawk Fire
Somersett was under evacuation notices during the Hawk Fire in August 2026, which burned about 15,000 acres on Peavine Peak. Where Washoe County's wildland-urban interface rules apply, exterior glazing must be tempered, dual or triple glazed, glass block or 20-minute rated. The City of Reno was directed in August 2025 to bring an ordinance adopting the 2024 fire and WUI codes; whether it has been finally adopted is not confirmed. Ask the installer and the Reno Fire Department what applies to your lot.

Permits
Somersett is likely inside Reno city limits, though a direct source has not confirmed it. City of Reno's EZ Permit sheet lists window replacement with a U-0.30 minimum and labels at inspection, so treat the job as permit-required. See the process page and the cost guide.
