Wind: the Zephyr and your windows
Washoe Valley is a 66 sq mi valley in southern Washoe County between Reno and Carson City, with I-580 and US-395 running through it. The Washoe Zephyr is a summer afternoon-to-evening west or southwest wind east of the Sierra, and it gets gusty. Mark Twain wrote that it blows flimsy houses down and lifts shingle roofs, and it sometimes forces US-395 closures.
For windows, wind means two jobs: air leakage and impact on the frame and latch. That history is why Washoe County's 2024 wildland-urban interface code matters when you replace glass. Where it applies, exterior windows and glazed doors must be tempered, dual or triple glazed, glass block, or have a minimum 20-minute fire-resistive rating, and alterations must keep the property's existing fire-protection level. Permits in unincorporated Washoe County
Washoe Valley is unincorporated, so Washoe County Building handles permits. The county lists same-opening, same-size door and window replacement that meets applicable codes as not needing a building permit. Changing an opening, adding a window or altering egress is outside that exemption. The installer should state in writing whether your job is exempt.
A valley with views and cold mornings
At 5,086 ft, the valley sits about 580 ft above downtown Reno's 4,505 ft, so cold-side performance matters. Reno's airport normals, which are lower in elevation, show roughly 122 freeze days a year and 20.9 in of snow; Washoe Valley specifics have not been confirmed. The practical takeaway is to prioritize U-factor on north and wind-facing walls.
